NOTICE OF A HEARING

Dear Sir or Madam:

This is to advise that on Friday, November 17, 2017 at 11:00 a.m., a public hearing will be held in the Township of The Archipelago’s Council Chamber, 9 James Street, Parry Sound, Ontario pursuant to Section 45(6) of the Planning Act, R.S.O. 1990, c.P.13 as amended. At that time the following application for a minor variance shall be heard by the Committee of Adjustment for the Township of The Archipelago.

OWNER:         BRINSTON, Walter and Karen                                     APPLICATION:  A13-17

PROPERTY:   Part of Lot 41, Concession 3, designated as Part 6 on Plan PSR-102, being Parcel 18025 PSSS,
in the geographic Township of Conger

CIVIC ADDRESS:  14 Woods Bay Lane, Archipelago

PURPOSE AND EFFECT OF THE APPLICATION:

The applicants are seeking relief from Section 5.1.2 ii)a) – Accessory Structures-Residential, which stipulates that accessory buildings shall not exceed one storey and 5 metres in height.

The purpose of the proposed application is to allow for a variance of 1 storey and 1.71 metres (5.6 feet) above the 5-metre maximum height that is permitted in Comprehensive Zoning By-law No. A2000-07, as amended.

The effect of the variance would be the construction of an 86.9572 square metre (936 square feet) garage with a second storey, and a maximum height of approximately 6.71 metres (22 feet).

The variance is being sought because the owners wish to utilize an area above the garage for wood working, ceramics and for storage. Due to the topography of the lot, ie, hill, rock and trees, it would be difficult to expand the footprint of the garage.
