NOTICE OF APPLICATION

PROPOSED OFFICIAL PLAN AMENDMENT No. 66 and
ZONING BY-LAW AMENDMENT No. Z01-17
(DENNING, Stephen)

TAKE NOTICE that the Council of the Corporation of the Township of The Archipelago deemed the following applications to amend the Official Plan and the Comprehensive Zoning By-law No. A2000-07, as amended, complete applications under Sections 22 (6.1) and 34 (10.4) of the Planning Act, R.S.O. 1990, c.P. 13, as amended.

THE PURPOSE of proposed Official Plan Amendment No. 66 is to revise “Section 16 – Special Provisions”, specifically Section 16.48 of the Official Plan with respect to the lands designated as Part 1 on Plan 42R-15888, Part 1 on Plan 42R-19626 and Part 1 on Plan 42R-19627, designated as Parcel 27394, located in Part Lot 18 and Part of Broken Lot 19, Concession 11, in the geographic Township of Conger (northerly lot), as well as Part 1 on Plan 42R-2487, Parts 9 and 10 on Plan 42R-3084, designated as Parcel 27394, located in Part Lot 20, Concession 10, in the geographic Township of Conger (southerly lot).

THE EFFECT of proposed Official Plan Amendment No. 66will be to allow for the creation of a new residential lot on the northerly lands, facilitated by the transfer of all development rights from the southerly lot to the northerly lot.

THE PURPOSE of proposed Zoning By-law Amendment No. Z01-17 is to amend the ‘Inland Lakes Residential (IR)’ zoning of the northerly lands, and down zone the southerly lot to the ‘Natural State (NS)’ Zone.

THE EFFECT of proposed Zoning By-law Amendment No. Z01-17, is to rezone the subject lands to allow for the residential use on the newly created northerly lot, and downzone the southerly lot to reflect the removal of its development rights.

AND TAKE NOTICE that the Council of the Corporation of the Township of The Archipelago, in accordance with Sections 17(15)(d) and 34(12)(a)(ii) of the Planning Act, R.S.O. 1990, c.P. 13, as amended, will hold a future public meeting at the Township of The Archipelago’s Council Chamber, 9 James Street, Parry Sound, Ontario, to consider proposed Official Plan Amendment No. 66 and Zoning By-law Amendment No. Z01-17.

AND FURTHER TAKE NOTICE that if you wish to be notified of the adoption of proposed Official Plan Amendment No. 66 and the passing of proposed Zoning By-law Amendment No. Z01-17, or of the Notice of refusal of a request to amend the Official Plan and Comprehensive Zoning By-law, you must make a written request to the Council of the Corporation of the Township of The Archipelago, 9 James Street, Parry Sound, Ontario P2A 1T4.

IF A PERSON OR PUBLIC BODY does not make oral submissions at a public meeting or make written submissions to the Township of The Archipelago before proposed Official Plan Amendment No. 66 is adopted or Zoning By-law Amendment No. Z01-17 is passed; the person or public body is not entitled to appeal the decision of The Township of The Archipelago to the Ontario Municipal Board.

IF A PERSON OR PUBLIC BODY does not make oral submissions at a public meeting or make written submissions to The Township of The Archipelago before proposed Official Plan Amendment No. 66 is adopted and Zoning By-law Amendment No. Z01-17 is passed; the person or public body may not be added as a party to the hearing of an appeal before the Ontario Municipal Board unless, in the opinion of the Board, there are reasonable grounds to add the person or public body as a party.
