NOTICE OF A HEARING



Dear Sir or Madam:

This is to advise that on Friday, February 17, 2017 at 11:00 a.m., a public hearing will be held in the Township of The Archipelago’s Council Chamber, 9 James Street, Parry Sound, Ontario pursuant to Section 45(6) of the Planning Act, R.S.O. 1990, c.P.13 as amended. At that time the following application for a minor variance shall be heard by the Committee of Adjustment for the Township of The Archipelago.

                            in front of the geographic Township of Harrison

PURPOSE AND EFFECT OF THE APPLICATION: 

The applicant is seeking relief from Sections 5.22 c) i) i. and ii. Non-Complying Buildings-Horizontal Extension Permitted - Front and Side Yards, of the Township’s Comprehensive Zoning By-law No. A2000-07, as amended. The owner wishes to construct an addition onto the existing main dwelling, which encroaches into the front yard.

By-law provisions, with respect to the aforementioned sections, restrict the size of the addition/enlargement to legal non-complying main dwellings. The applicants are permitted to increase the size of the existing main dwelling by 24.34 square metres (262 square feet). They are proposing to increase the size of the existing main dwelling by 100 square metres (1076 square feet), requiring a variance of 75.66 square metres (814 square feet). Additionally, an increase in the length of the front wall by 3.35 metres (11 feet) is allowed. The owners are proposing to increase the length of the front wall by 11 metres (36 feet), which would require a variance of 7.65 metres (25 feet).

This letter is for your information only. Persons receiving this notice are under no obligation to attend the Hearing, unless they so desire. Signed written submissions will be accepted by the Secretary‑Treasurer of the Committee of Adjustment prior to or during the Hearing. Such written submissions will be available for inspection at the Hearing by any interested person. Persons not attending will not be entitled to further notice in this matter, except as otherwise provided in the Planning Act.

Additional information relating to the application is available from Planning Department staff at the above noted address during normal office hours (8:30 a.m. – 4:30 p.m.). The Committee of Adjustment agenda, containing a copy of the Planner’s report and other relevant information, will be posted on the Township’s website (www.thearchipelago.on.ca) the week of the Hearing.

If you wish to be notified of the decision of the Committee of Adjustment in respect of this application, you must submit a written request to the Committee of Adjustment. This will also entitle you to be advised of a possible Ontario Municipal Board Hearing, if required.
