NOTICE OF APPLICATION

PROPOSED OFFICIAL PLAN AMENDMENT No. 62
PROPOSED ZONING BY-LAW AMENDMENT No. Z02-16

(CRANE LAKE RESORT)

TAKE NOTICE that the Council of the Corporation of the Township of The Archipelago deemed the following applications to amend the Official Plan, and the Comprehensive Zoning By-law, complete applications under Sections 22 (6.1) and34 (10.4) of the Planning Act, R.S.O. 1990, c.P. 13, as amended.

THE PURPOSE of proposed Official Plan Amendment No. 62 is to add a new paragraph to “Section 16 – Special Provisions” of the Official Plan with respect to the lands designated as part of Lot 21, Concession 9, being Parcel Nos. 3040 and 5717 PSSS, including Part 2 on Plan 42R-9780, in the geographic Township of Conger.

THE EFFECT of proposed Official Plan Amendment No. 62,would be to facilitate the conversion of the existing resort into a proposed 18-unit residential condominium and to allow the severance of the marina lands from the property located in the Crane Lake Neighbourhood.

THE PURPOSE of proposed Zoning By-law Amendment No. Z02-16, is to rezone the Crane Lake Resort lands from the ‘Marina Resort Commercial (MRC)’ Zone to a site specific residential zone, from the ‘Marina Resort Commercial (MRC)’ Zone to the ‘Marina Commercial (MC)’ Zone, and from the ‘Natural State (NS)’ Zone to the ‘Marina Commercial (MC)’ Zone.

THE EFFECT of proposed Zoning By-law Amendment No. Z02-16, would be to allow the proposed 18-unit residential condominium, to allow the severance of the marina lands from the condominium property, and to allow a change to a portion of Natural State lands at the back of the marina property to be utilized with the marina business.

AND TAKE NOTICE that the lands to which the proposed Official Plan Amendment and proposed By-law Amendment applies, is the subject of Condominium Application No. SB01-16, and Consent Application Nos. B02-16 and B02-16.

AND TAKE NOTICE that the Council of the Corporation of the Township of The Archipelago, in accordance with Sections 17(15)(d) and 34(12)(a)(ii) of the Planning Act, R.S.O. 1990, c.P. 13, as amended, will hold a future public meeting, to consider proposed Official Plan Amendment No. 62 and Zoning By-law Amendment No. Z02-16. A Notice of a Public Meeting will be circulated in the near future.

AND FURTHER TAKE NOTICE that if you wish to be notified of the adoption of proposed Official Plan Amendment No. 62 and the passing of proposed Zoning By-law Amendment No. Z02-16, or of the Notice of refusal of a request to amend the Official Plan and Comprehensive Zoning By-law, you must make a written request to the Council of the Corporation of the Township of The Archipelago, 9 James Street, Parry Sound, Ontario P2A 1T4.

IF A PERSON OR PUBLIC BODY does not make oral submissions at a public meeting or make written submissions to the Township of The Archipelago before proposed Official Plan Amendment No. 62 is adopted or Zoning By-law Amendment No. Z02-16 is passed; the person or public body is not entitled to appeal the decision of The Township of The Archipelago to the Ontario Municipal Board.

IF A PERSON OR PUBLIC BODY does not make oral submissions at a public meeting or make written submissions to The Township of The Archipelago before proposed Official Plan Amendment No. 62 is adopted and Zoning By-law Amendment No. Z02-16 is passed; the person or public body may not be added as a party to the hearing of an appeal before the Ontario Municipal Board unless, in the opinion of the Board, there are reasonable grounds to add the person or public body as a party.
