5.    Hearing of Minor Variance Applications

i)    HELLSTEN, Shane and Monika – APPLICATION NO. A01-16

Part of Lot 30, Concession 4, being Lot 6 on Plan M-244
Including Part 1 on Plan 42R-18683,
in the geographic Township of Conger

CIVIC ADDRESS:  22 Stewart King Road, Archipelago

PURPOSE AND EFFECT OF THE APPLICATION:

The applicants are seeking relief from Section 7.1.3c) Maximum Lot Coverage, of the Township’s Comprehensive Zoning By-law No. A2000-07, as amended, which stipulates that the maximum lot coverage on a lot that is 0.35 hectares (0.87 acres) in size is 245.62 square metres (2643.9 square feet).

The purpose of the proposed application is to permit a variance of 49.13 square metres (528.8 square feet) over the maximum lot coverage.  The effect of the proposed variance will be to allow the construction of the new 149.1 square metre (1605 square feet) main dwelling, which would result in a maximum lot coverage of 294.75 square metres (3173 square feet).

The variance is being sought because of the layout of the land.  The owners wish to build a larger footprint rather than add another storey to the new main dwelling.

Cale Henderson; Secretary Treasurer, explained the nature of the application, and informed the Committee of the correspondence that was received.  Both letters stated the owners had no objections to the application.  Shane Hellsten and his agent; Greg Lubbelinkhof, attended in support of the application.
