i)   HOWARD/NEILSON - APPLICATION NO. A07-14

PURPOSE AND EFFECT OF THE APPLICATION

The applicants are seeking relief from Section 5.3 k), which states; the width of the boathouse or boatport, including attached docks, shall not exceed a 15 metre width.

The purpose of the proposed application is to permit a variance of 5.7 metres (18.7 feet) for the width of the combined boathouse and dock. The effect of the proposed variance would be the removal of an existing dock and the construction of a 7.9 metre (26 feet) floating dock which is to be attached to the existing 12.8 metre (42 feet) wide boathouse, for a total width of 20.7 metres (67.9 feet).

The variance is being sought because the island is an outer island and is exposed to rough weather. This area is the most protected bay.

PURPOSE AND EFFECT OF THE APPLICATION

The applicants are seeking relief from 'Section 8.1.3h) Maximum Height', of the Township's Comprehensive Zoning By-law No. A2000-07, as amended, which restricts the maximum height of a main dwelling located in Ward 2, to 6 metres.

The variance is being sought because the owners wish to build a two-storey addition onto the main dwelling. The addition is to be approximately 7.0 metres (23 feet) high.

The purpose of the proposed application is to allow a variance of 1.0 metre (3.3 feet) from the maximum 6-metre height that is permitted in Comprehensive Zoning By-law No. A2000-07, as amended.

The effect of the variance would be the construction of an addition, having a ground floor area of approximately 78 square metres (844 square feet) and a maximum height of 7.0 metres (23 feet).

PURPOSE AND EFFECT OF THE APPLICATION

The applicants are seeking relief from Section 14.1.5h) of the Township's Comprehensive Zoning By-law No. A2000-07, as amended, which stipulates that a single detached dwelling in a contractor commercial zone, can be a maximum size of 5% of the lot area. The maximum size of main dwelling allowed on this 24,394 square metre (0.56 acre) lot is 113 square metres (1,220 square feet). The subject property currently contains a main dwelling which is 136 square metres (1461 square feet) in size, and a workshop.

The purpose of the proposed application is to allow for a 22.3 square metre (240 square feet) screened porch addition onto the existing main dwelling.

The effect of the proposed variance would result in a main dwelling being 158 square metres (1701 square feet) in size.
